Rancho Cordova covers a wider spread of building eras than almost anywhere else we work, and the HVAC job changes completely depending on which part you are in. North of Folsom Boulevard you have the original post-war and mid-century housing built around the old Aerojet and Mather era, small homes with small systems. South and east, Anatolia, Sunridge Park and the newer Rancho Cordova developments are two-thousands and later. And along the freeway there is a dense commercial corridor of offices, light industrial and business parks.

The older north side

The original tracts here are compact single-story homes, often with the furnace in a hallway closet and ducts running through a low attic. Many have been through multiple owners and multiple cheap equipment swaps. What we find most often is a system that was replaced in place without anyone touching the ducting, so a new unit is pushing air through fifty-year-old runs with failed insulation. That is where the capacity goes. Fixing the ductwork often does more than the last two equipment replacements did. These homes are also good heat pump candidates, since one system can replace both an aging furnace and an aging AC. The item to verify first is the electrical panel, which in the original housing is frequently small and full.

Anatolia, Sunridge and the newer builds

Newer, tighter, mostly two-story. The complaint here is almost always the upstairs, and almost always airflow rather than capacity. Undersized upstairs returns and crushed flex runs from construction are the usual culprits, and balancing plus duct repair fixes it for less than a bigger system would cost. Because these homes are well sealed, filtration and ventilation matter more than people expect. A tight house with a poor filter simply recirculates whatever is already inside.
