Del Webb built Sun City Roseville between 1995 and 2000, and its 3,110 single-story homes came with matching furnace-and-condenser systems that are now twenty-five to thirty years old. We are based in Roseville and most of our installation calls right now come from Sun City, Highland Reserve and the other mid-1990s tracts, where the original equipment is failing on schedule.
A Sun City replacement is usually straightforward, which is exactly why it gets done badly so often. The furnace is in an interior closet, the condenser is on a side-yard pad, and the ducts are original. The temptation is to swap the boxes and leave. What we actually do:
West Roseville is the other half of our installation work: Fiddyment Farm, WestPark and the tracts along Blue Oaks, built from the mid-2000s on, with the air handler in the attic. Those are younger systems, but attic installations wear faster, and a replacement there is about the condensate management and the attic access as much as the equipment.

The most common mistake in Roseville replacements is installing the same size that came out. The original systems in Sun City and the 1990s tracts were sized by rule of thumb, usually a ton per 400 or 500 square feet, and usually rounded up. Windows have been replaced since, attics insulated, and the equipment itself has improved. The right replacement is frequently a half ton or a full ton smaller than the old unit.
Oversized equipment is not a safe error. It cools the house too fast to dehumidify, cycles on and off constantly, wears out its compressor early, and costs more to buy and to run. Roseville is not on SMUD and not on PG&E for electricity. The city runs Roseville Electric, and it runs its own rebate program. It currently pays a flat rebate on qualifying heat pump HVAC systems, with a larger amount when the heat pump replaces gas heating. The figures change year to year, so we confirm the current program the day we quote rather than printing a number here.
That matters because a straight air conditioner replacement in Roseville has no utility rebate, while a heat pump, which replaces both the AC and the furnace, does. On timing: if the old system is limping rather than dead, schedule the replacement for spring or fall. Equipment is in stock, our calendar has room, and you are not deciding under pressure on a 105-degree afternoon.
