El Dorado Hills is built on hillsides, and that changes almost everything about how a system behaves. Homes here are generally larger and newer than what we work on further west, often two or three stories stepped into a slope, with big glass taking in the view. Serrano, Blackstone, Promontory, Marina Woods and the Bass Lake area all share that pattern, and they share the same set of problems because of it.

Multi-story homes on a slope

Heat rises, and in a three-story house on a hillside it has a long way to go. The lower level sits partly into the grade and stays cool naturally, while the top floor bakes. Running one system for that whole stack is asking a single thermostat to represent three very different environments. It cannot. What actually solves it is zoning, correct return air on the upper floors, and sealing the duct runs that pass through hot attic space. Adding tonnage just makes the cool floor colder. Many of the larger homes here were built with two systems for exactly this reason. If yours has two, they age at different rates and it is worth knowing which one is closer to the end before one of them decides for you.

West-facing glass and the afternoon load

The views here mostly face west, which is lovely at seven in the evening and brutal at four in the afternoon. A wall of glass on a west exposure is a substantial heat load that a system sized off square footage alone will never handle. This is why we run an actual load calculation rather than a rule of thumb. Two houses of identical size in Serrano can need meaningfully different equipment depending on which way the glass faces and how much shade they have.

Fire country: filtration is not optional

El Dorado Hills sits in the foothills, and smoke season is a real part of the year now. When the air outside is bad, your HVAC system is what stands between it and your family. A standard one-inch filter does very little for smoke particulate. Upgrading filtration, and sealing the returns so the system is not pulling unfiltered attic and outside air, makes a genuine difference during a smoke event. Propane, wells and the outer properties

Not every property here is on natural gas. Out toward the larger parcels and the Bass Lake and Salmon Falls areas, propane heating is common, and propane changes the economics. The question to settle first is electrical capacity, which we check during the estimate.
