This trips people up constantly, because Roseville starts a few minutes down the road. Granite Bay is unincorporated Placer County and it is served by PG&E, not by Roseville Electric and not by SMUD.
What that means for you in practice: the $50 HVAC tune-up rebate and the $100 thermostat rebate that Roseville Electric offers its customers do not apply to you, even though your neighbor two miles west can claim them. Any contractor page that promises you Roseville Electric money in Granite Bay has not checked.
PG&E runs its own programs and they change, so we check what is actually available at the time we quote rather than printing a number here that goes stale.
Granite Bay homes are large, and that changes the job. Above roughly 3,000 square feet, a single system rarely does the whole house well, so most properties here run two or even three separate systems, or one system with zoning.
Three things follow from that:
Granite Bay keeps a lot of its oak canopy, which is pleasant to live under and hard on equipment.
Leaf litter and pollen pack into condenser coils faster here than in the open tract neighborhoods west of the freeway. A clogged coil raises head pressure, which raises compressor temperature, which shortens the life of the most expensive part in the system. It is also the most common reason a healthy unit stops cooling well in late summer.
The shade cuts both ways. A condenser under mature oaks runs cooler than one baking against a west wall, which helps. But it needs the coil cleaned more often, not less. If yours has not been washed out in a couple of seasons, that is where we start.
