Most cities in this area are on one electric utility. Folsom is on two. Depending on your street, your power comes from SMUD or from PG&E, and the line between them runs through the city, not around it.
For a repair call that matters more than it sounds. When a repair turns into a replacement conversation, the rebate programs are different, the amounts are different, and a contractor who assumes SMUD for all of Folsom will quote you money you cannot claim. We check your utility from your bill or your meter before we talk numbers.

Empire Ranch and Broadstone were built out from the late 1990s through the 2000s as large planned communities with HOAs. That gives them two characteristics that shape a repair call.
First, the original systems in the earlier phases are now twenty-five years old against an industry service life of about fifteen. So the honest question is often not what broke but whether fixing it makes sense:
Second, the HOA. Some Folsom associations have rules about where a replacement condenser can sit and what it can look like from the street. We have dealt with them and we ask before we quote, so the approval does not become your problem after the work is done. Nearly all of the 1990s and 2000s construction in Folsom has the air handler in the attic. That one design choice explains most of the calls we take from Empire Ranch and Broadstone between June and September.

The Historic District along Sutter Street and the streets around it are the other Folsom. Older homes, some of them a century old, many retrofitted with forced air long after they were built. These are the jobs that take longer, and we say so before we start.
What we find: equipment squeezed into closets that were never sized for it, duct runs added in stages by different hands over decades, and return air too small for the tonnage. The symptom is a system that runs, sounds loud, and never catches up on a 100-degree afternoon. People assume the unit is too small. It almost never is. That is a ductwork problem, and a bigger condenser makes it worse.

If the air handler is in the attic, which is most of Empire Ranch and Broadstone, the condensate drain probably clogged, the pan filled, and the float switch cut the power on purpose. Check the pan for standing water. It is a cheap fix that looks like a disaster.
